The utility is the long pole

The charger is rarely what holds up the schedule. The service is.

DC fast equipment needs three-phase power at a capacity most commercial sites do not already have. Getting there can involve a utility service study, a new or upgraded transformer, switchgear, and a pad to put it on. That sequence is measured in months, and it runs on the utility’s calendar rather than yours.

The practical advice is to start the utility conversation long before you want to open. Owners who order equipment first routinely find it sitting in a warehouse waiting on a transformer.

The utility also differs by location. Most of the metro is CenterPoint Energy inside ERCOT’s deregulated market. The Woodlands, Conroe and Magnolia are Entergy Texas, a regulated non-ERCOT utility with a different process and a different rate structure.

Demand charges usually decide the economics

This is the part that surprises operators after the first bill.

Commercial tariffs typically bill on two things: the energy you consumed, and the highest rate of draw you hit during the period. A DC fast charger creates a very high instantaneous peak. A site with modest utilisation can therefore see an operating cost driven almost entirely by a handful of charging sessions.

Modelling that against realistic utilisation belongs in the decision before equipment is ordered. Sometimes the answer changes the equipment: a lower-power unit, or a bank of Level 2 ports, produces better economics for the same site. We would rather run that analysis with you than install something that loses money on every session.

Where the numbers support it, on-site storage can shave the peak by buffering the draw. That adds capital cost to reduce operating cost, and whether it pencils depends on the tariff and the usage pattern.

Where DC fast actually fits

Dwell time is the test.

Retail, corridor and highway-adjacent locations, and fleets that need vehicles back in service within a shift — these have short dwell and genuinely need DC. Around Houston that points at the Beltway 8 and I-45 corridors, the industrial areas through Baytown and Deer Park, and fleet yards in Stafford and Humble.

Workplaces are usually the wrong fit. A car parked for eight hours is fully served by Level 2 charging at a small fraction of the capital and operating cost. Installing DC fast at an office is a common and expensive mistake.

The Entergy incentive is significant here

For sites served by Entergy Texas, the eTech program pays $750 per port for DC fast chargers under 50 kW and $1,500 per port for units above 50 kW. Level 2 ports at the same site draw $250 each.

Against the capital cost of a DC installation that is not decisive on its own, but on a multi-port build it is real money, and it is the kind of thing that gets overlooked because most Houston-area conversations assume CenterPoint territory. Funding is first-come and annually capped, so confirm availability rather than assuming.

CenterPoint territory has no equivalent program we can verify. The federal 30C credit, which previously covered a share of commercial refuelling property, terminated June 30, 2026.
