Magnolia has the most fragmented utility picture of anywhere we work, and it is the first thing we establish before quoting.
Three possible providers, three different answers
Depending on the exact address, a Magnolia property may be served by Entergy Texas or by an electric cooperative — Sam Houston Electric Cooperative or MidSouth Synergy are both present in the wider area.
There is a way to settle it without guessing, and you can do it before we arrive: look at your electricity bill. Entergy Texas bills its customers directly. Cooperative members are billed by the cooperative, and are members rather than retail customers.
That distinction decides the money. The Entergy eTech rebate of $250 per port for an ENERGY STAR certified Level 2 charger is available to Entergy customers. If your meter belongs to Sam Houston Electric Cooperative or MidSouth Synergy, it is not available, and we will not quote as though it were.
It also decides the process. A service upgrade on an Entergy meter runs through Entergy’s scheduling. On a cooperative meter it runs through the cooperative. The charger installation itself is identical either way — what changes is who we coordinate with and how long the utility side takes.
Service territory boundaries shift as areas are annexed and transferred, and rebate programmes change with utility budgets. Our team confirms which utility serves your meter, and whether the rebate is currently funded, before any work is scheduled.
This is not academic. It changes two concrete things.
Your rebate. Entergy customers can claim $250 per port for an ENERGY STAR certified Level 2 charger through the eTech program, up to two units, applied for online. Cooperative members are on their own programs, which differ, and may have none. A neighbour a mile away may qualify when you do not.
Your upgrade path. If a service upgrade is involved, the disconnect and reconnect scheduling belongs to whichever utility owns your meter. Their process, their calendar.
We confirm the provider by address before promising anything. It is the sort of detail that gets assumed and then unwinds a quote.
Acreage means long runs
A large share of Magnolia properties have a detached garage, shop or barn well back from the house, and that is where the vehicle usually parks.
Runs measured in tens of yards need conductors sized so voltage at the charger stays in range across the distance — larger than the breaker rating alone would suggest. They also cross ground that moves seasonally, so an expansion allowance goes in where the run meets each slab.
The sandier pine belt soils here behave somewhat differently from the Beaumont clay across most of the metro, but there is still enough clay in the profile for seasonal movement to matter.
Where the gas line stops
On rural tracts without natural gas, a standby generator runs on propane with a tank and a refill schedule. Restoration reaches out here late, so outages run long, and that pushes the backup conversation toward fuel rather than a fixed battery reserve.
Section 202.019 of the Texas Property Code prevents an HOA from prohibiting a qualifying standby generator, which is useful in Lake Windcrest and the other governed communities.
City or county?
The City of Magnolia is small, and a Magnolia mailing address frequently sits outside it. Inside the city limits, the city permits; outside, Montgomery County does.
