Fulshear is close to entirely new construction, which makes it the easiest market we work in and the one with the most missed opportunity.
Panel capacity is rarely the problem here
Cross Creek West, Fulshear Run, Jordan Ranch and Churchill Farms are largely post-2010 builds with 200-amp services, panels commonly on the garage wall, and genuine headroom for a charging circuit.
We still run the load calculation, because a home that has added a pool, an outdoor kitchen or a second HVAC system since completion may have consumed the margin. But in Fulshear the calculation usually confirms what the build year suggests.
If your house is still being built, wire it now
This is the point worth acting on, and Fulshear has more homes under construction than anywhere else in our service area.
Running conduit and a dedicated circuit while the walls are open costs a fraction of retrofitting afterward. It also lets the charger go where the vehicle will actually park rather than where a retrofit happens to be convenient.
Even if an EV is a few years away, a conduit run to the garage wall and a reserved panel slot is inexpensive insurance during construction. Builders will generally accommodate it if asked before drywall, and will charge considerably more to revisit it afterward.
Tell your builder early. That is the whole advice.
Larger homes, longer garages
Fulshear’s newer housing runs large, with three-car and tandem garages common. Panel position and parking position are frequently at opposite ends of that space.
Cable reach decides these layouts. We measure against where the car sits rather than mounting next to the panel because it is convenient.
Two EVs
Larger homes here increasingly run two electric vehicles. That is where available capacity finally gets consumed, and where power sharing between two Wall Connectors on a single circuit, or load management, avoids the service upgrade a second full-rate circuit would force.
Worth planning for at the first installation rather than discovering at the second.
Architectural review
The master-planned communities here run architectural review, and Texas has no right-to-charge statute limiting what an association may require of an exterior installation. Interior garage work is not usually an issue.
