Stafford is unusually commercial for its size. Most of our work here is not residential, and the projects look nothing like a garage installation.
Fleet and workplace charging
The US 90A corridor and the surrounding light industrial inventory produce the fleet work. The pattern repeats: a building whose electrical service was sized for its original use, now asked to support charging for a tenant’s vehicles.
The service capacity study comes before any port count is promised. Committing to a number before the study is the most common way a commercial charging project gets repriced halfway through, and in an older building the gap between assumed and actual capacity can be large.
Load management then raises the achievable number considerably. Vehicles parked through a shift do not each need full rate, and a managed group serves the site while flattening the peak that drives demand charges.
Fleets that turn vehicles around mid-shift
Where vehicles come back during the working day rather than parking overnight, the conversation moves to DC fast charging.
Two things govern that decision. The utility service is the long pole — three-phase capacity, possibly a transformer and switchgear, on CenterPoint’s schedule rather than yours, measured in months. And demand charges usually dominate operating cost, because a DC unit creates a very high instantaneous peak that a commercial tariff bills on.
We model that against realistic utilisation before anyone orders equipment. Sometimes the honest answer is that a bank of Level 2 ports serves the fleet better and cheaper.
Size the conduit for the build-out
On any Stafford commercial site with parking, the single most valuable decision happens in the trench. Conduit and feeders sized for the five-year build-out cost marginally more now and save re-trenching a lot later.
We have never seen an owner regret oversizing conduit.
Multifamily
Stafford’s apartment inventory brings the billing question with it. Assigned spaces suit submetering; unassigned parking points toward a networked platform that bills the driver. Texas has no statute requiring a property to provide charging, so this is an amenity and retention decision.
Residential
The residential base here is modest but real, and those installations are ordinary Level 2 work with a load calculation first.
Permits
The City of Stafford runs its own building department.
