Richmond is the Fort Bend county seat with a genuinely historic core, surrounded by some of the newest housing in the region. The two need different work.
Historic downtown wiring
Richmond is the oldest city in Fort Bend County, and its six-square-block downtown historic district is genuinely historic rather than nominally so. The 1908 Fort Bend County Courthouse anchors it, and surviving residences in and around the district date from the 1840s through the early 1900s.
A house of that age has had its electrical system added to repeatedly across many decades and several different eras of practice. What matters for our work is not what it was originally wired with — that varies house by house and we will not guess at it — but that the service is small by modern standards and the panel usually shows a history of modification.
So on these homes we look at what is actually there before designing anything new. Adding a 40-amp continuous circuit to a service that has been extended piecemeal over eighty years is not something to do from an assumption, and what we find sometimes needs attention independent of the charger.
The load calculation matters more here than almost anywhere in Fort Bend County.
Aliana, Harvest Green and Long Meadow Farms
Post-2005 master-planned development with 200-amp services. Straightforward installations where the calculation usually confirms available capacity.
Pecan Grove sits between the two eras — 1980s and 1990s stock, generally adequate but worth checking rather than assuming.
City or county?
Addresses inside the Richmond city limits permit through the City of Richmond. A good deal of the surrounding master-planned development is outside the city and goes through Fort Bend County instead. The boundary is not obvious from a street address, and the two run different processes, so we confirm before scheduling.
Brazos River properties
Properties near the Brazos sit on river bottomland soils that behave differently from the Beaumont clay found across most of the metro, and some carry flood history.
Where backup equipment is in scope on a property with that history, placement above floor level is worth considering rather than defaulting to the garage floor.
Acreage and detached structures
West and south of the historic core, larger lots with detached garages and workshops are common. Those are trenched runs measured in tens of yards, which means conductors sized for voltage drop over the distance and an expansion allowance where the run crosses between independently moving slabs.
