Atascocita is unincorporated, and the most common mistake here is assuming otherwise.
Not the City of Houston, not a city at all
Kingwood, immediately across the river, permits through the City of Houston. Atascocita does not, because there is no City of Atascocita and the area sits in unincorporated Harris County.
Your permit goes through the Harris County Engineering Department, Permits Office. Harris County has required residential permits for this class of electrical work since September 1, 2009, so it is permitted work — just through a different office, with different fees and different scheduling than the city.
Contractors working both sides of the San Jacinto get this wrong often enough that it is worth confirming who is applying where before work is scheduled.
Housing stock splits by era
Atascocita Forest and the older Walden sections date from the 1980s and 1990s. Summerwood, Lakeshore and the newer Atascocita South growth are largely post-2000.
The older sections are where the load calculation does real work — a 1980s service with a modern kitchen, a second HVAC system and now an EV is a genuine question rather than a formality. Post-2000 homes usually have room.
Lake Houston properties
Waterfront and near-water properties around Lake Houston bring longer runs to detached garages and boathouses, and equipment placement that has to account for humidity closer to the water.
This is not the salt-air problem the bayfront cities have — Lake Houston is fresh water, so the aggressive marine corrosion seen in Seabrook or La Porte does not apply. Standard 3R enclosures are appropriate. The consideration here is run length and voltage drop rather than corrosion.
Outage exposure
Beryl in 2024 hit this part of northeast Harris County hard, and interest in battery backup rose accordingly. The design conversation here is a summer one — cooling for at least one room matters more than it would in a winter event, and that changes sizing.
