Which permit office covers your address?
Katy sits across three counties, and a Katy mailing address does not tell you which authority handles the permit. Properties inside the city limits go through the City of Katy. Everything else goes to Harris, Fort Bend or Waller county depending on where the line falls. We confirm this by address before scheduling, because it changes both fee and timeline.
That tri-county split catches people out more than anything else here. A neighbour’s experience two streets over may have run through a different office entirely.
Will a Cinco Ranch or Cross Creek panel handle a charger?
Usually yes. Homes across Cinco Ranch, Cross Creek Ranch, Grand Lakes and Seven Meadows were largely built between 1995 and 2015 with 200-amp services, sized for households already running heavy air conditioning. That leaves genuine headroom for a charging circuit without touching the panel.
We still run the load calculation. “Usually” is not the same as “yours”, and a home that has added a pool, a second HVAC system or a workshop since it was built may have consumed that margin.
Garage layouts and cable reach
Katy’s newer subdivisions favour front-facing two and three-car garages with the panel commonly on the garage wall or just outside it. Short runs, straightforward installs.
The complication is which bay the EV parks in. A charger mounted next to the panel is convenient for us and frequently wrong for you, because the cable then has to cross a bay to reach a charge port on the far side. We measure against where the car actually sits.
Clay movement on the driveway runs
Katy sits on expansive clay that swells and shrinks through wet and dry cycles. Where a circuit crosses a driveway or runs to a detached structure, the slab and the ground move relative to each other.
Runs crossing that boundary get an expansion allowance. It is a detail that never appears on a quote and shows up years later as a conductor under stress.
HOA architectural review
Cinco Ranch, Cross Creek Ranch and Firethorne all run active architectural review. Worth knowing: Texas has no right-to-charge law, so an association here has more say over an exterior charger than most homeowners assume.
In practice this is rarely a fight. Interior garage installations attract no attention at all, and exterior units are usually approved on placement and screening. But if your plan puts equipment on a street-facing wall, start that conversation before you schedule the work.
