Spring has the clearest panel-capacity story in north Harris County, and it comes down to when the neighbourhoods were built.
Why Spring homes need the load calculation more than most
Much of the Klein area, Ponderosa Forest and Memorial Northwest went up through the 1970s and 1980s. Those homes were wired for a household with one air conditioning system, no second EV, and none of the load a modern kitchen carries. Original 100-amp and 125-amp services are still in service across the area.
That does not automatically mean you need an upgrade. It means the answer is not obvious, and a load calculation is the only way to get it. The margin between “fits comfortably”, “fits with load management” and “genuinely needs a larger service” is where the entire cost of your project sits.
Gleannloch Farms and the newer master-planned sections are a different picture — post-1995, mostly 200-amp, usually straightforward.
Load management is often the answer here
Where the shortfall is modest, load management is the cheaper decision by a wide margin.
The equipment watches what the house is drawing and pauses or throttles charging when everything else is working. In practice that means your air conditioning and your charger stop competing at six in the evening, and the car gets full current at midnight when the house is quiet. For a Klein-area home that is frequently the whole problem, and it does not involve the utility or a service upgrade.
Unincorporated, so the county permits it
Spring is unincorporated Harris County. Permits go through the Harris County Engineering Department, which has required them for panel upgrades and service changes since September 2009. There is no city permit office for a Spring address.
Older panels are worth a look regardless
On 1970s-era homes we check what the panel actually is before adding to it. Some breaker designs from that period are known problems on their own merits, and some panels have accumulated breakers from a different manufacturer than the bus was listed for. Neither is something to build a new circuit onto.
If that turns up, we will tell you, and it is a replacement decision independent of the charger.
