Webster is small, dense, and unusually commercial for its size. The Clear Lake and NASA corridor around it drives a mix of work we do not see in most suburbs.
Workplace and multifamily charging
Webster’s employment base skews technical and its housing stock includes a lot of apartments and townhomes. That produces demand for charging where people work and where they rent, not only where they own.
For workplace charging, the pattern is consistent: a building whose service was sized for its original use, now asked to support employee charging. Vehicles sit for eight hours, so load management across a group of Level 2 ports serves the site well and avoids sizing each port at full rate. That routinely doubles the achievable port count without touching the service.
For multifamily, the electricity has to be billed to someone. Assigned spaces make submetering straightforward; unassigned parking points toward a networked platform that bills the driver. Texas has no statute requiring a property to provide charging, so this is a retention and amenity decision rather than a compliance one.
Residential work
The surrounding Clear Lake City area housing runs largely 1970s through 1990s. Panels from the earlier end of that range are worth a load calculation before anything is promised; the 1990s stock usually has room.
Garages here are commonly rear or side-loading on smaller lots, which affects cable reach more than panel position does.
Not a coastal specification
Webster sits near Clear Lake but is set back from open bay frontage. The aggressive salt exposure that governs installations in Seabrook and La Porte is materially lower here, and standard 3R enclosures are appropriate for outdoor work.
We mention it because contractors sometimes price a coastal specification for anything with a Clear Lake address. That is not necessary in Webster and you should not pay for it.
